Ghodbunder Road – Growth and Development Prospects

Ghodbunder Road is the fastest growing destination for home seekers. Five years ago, it was considered a far-off pace, between Thane and Borivali, that not many were interested in. Over the last few years, the 20 kilometer long highway has seen meteoric growth with major real estate players taking interest, including Lodha, Hiranandani, Dosti, Acme Housing and Puranics. The area has also witnessed the growth of shopping complexes like the Reliance Big Mall, Hyperciti, D-Mart, R-Mall and of course, the nearby mega malls like Viviana and Korum.

15 years ago, Ghodbunder Road was a remote place, typically called a jungle area, with hardly any auto rickshaws plying in the area. Once a disadvantage, Ghodbunder Road has become significantly advantageous. It offers excellent connectivity to western suburbs, Mira Road, Thane, Mulund, Ghatkopar, Bhandup Navi Mumbai, Bhiwandi, Kalyan, Nashik and beyond. Additionally, it links to both Borivali and Thane railway station directly. The strategic location makes it a good choice for home buyers, coupled with the fact that it offers excellent growth prospects.

Ghodbunder Road is witnessing growth of number of flyovers which have reduced traffic hassles and commuting time. With many shopping centers and malls around, GB Road is home to some of the best international brands. There are many schools and colleges in the area, along with day-care centers.

Ghodbunder Road Freeway Development – Status, Time Frame

The Public Works Development is scheduled to built a 11 kilometer tunnel that will link Borivali and Thane. The benefit of this tunnel that it will cut down the inconvenient travel timing between Borivali and Thane by an hour, on an average. The project will be undertaken by MSRDC.

The distance between Thane and Borivali is 23 kilometer and it take almost an hour to travel between the two places. Though Ghodbunder Road is witnessing an upward trajectory as far as development is concerned, people who travel to Borivali and suburbs find it a huge inconvenience to travel to Borivali; the commuting time takes more than 45 minutes. Public transport is quite costly with bus far between Borivali and Ghodbunder Road coming to Rs. 71. Having a private vehicle can also cause increase your fuel budget.

By virtue of the tunnel that will be built, the travel time will cut between Ghodbunder Road and Borivali. One will be able to commute between the two places in a matter of just ten minutes. The route between Borivali and Ghodunder Road is covered with hills, giving a scenic view to commuters. The proposed tunnel will diverge from Ghodbunder Road to Tikujiniwadi and cover 11km beneath the ground through Sanjay Gandhi National Park and Yeoor Hills. It will then link to the Western Express Highway (WEH) at Borivali. According to MSRDC, the project will be in the form of 2 tunnels with 3 lanes on each carriageway; which means 6 lanes in total.

The time for the construction of the 800 kilometer tunnel road, that will connect Ghodbunder Road and Borivali will take a maximum of four years, after the DPR is finalized. The estimate cost of the budget is Rs.30,000 crore.

Meanwhile, the financial model for the project will be decided after DPR and feasibility report is submitted. The time for the construction of the tunnel, according to MSRDC officials, is likely to take around three to four years after the DPR is finalized
